Gabe Newell, the billionaire founder of Valve, has purchased a 20,000 square-foot seaside mansion in Manalapan, Florida, for $70.8 million. The property features seven bedrooms, 13 bathrooms, and an underground tunnel providing direct access to the beach. This transaction, finalized on June 15, represents a sale approximately 16% below its initial asking price of $85 million. The exclusive Manalapan community is also home to other prominent figures.

Billionaire Gabe Newell, co-founder of Valve, has acquired a significant residential property in Manalapan, Florida. The transaction, which closed on June 15, involved a payment of $70,851,054 for the 20,000 square-foot seaside mansion.
The property boasts seven bedrooms and 13 bathrooms, in addition to a distinctive underground tunnel that connects directly to the beach. The acquisition price was approximately 16% lower than the initial asking price of $85 million.
Previous owners, Cindy and Ron McMackin, founders of Pan-Pacific Mechanical, purchased the home in 2020 for approximately $39 million. The property is located in the exclusive Manalapan community, an area known for its high-profile residents. This community also includes homes owned by billionaires Larry Ellison and David MacNeil, as well as Sean Hannity and Tony Robbins. The mansion is situated near President Donald Trump's Mar-a-Lago resort.
Newell's purchase occurs during an ongoing lawsuit against Valve concerning monopoly concerns. The Valve founder is known for his substantial acquisitions, including a fleet of super-yachts, and has a reputation for working from sea despite Valve's headquarters being in Bellevue, Washington.
According to GameSpot, Newell's acquisition marks another instance of a gaming billionaire investing in high-value real estate, drawing comparisons to Markus "Notch" Persson's 2014 purchase of a Beverly Hills mansion for $70 million after selling Minecraft to Microsoft.
